Coast-to-Coast Sweet Spots
Philadelphia landed at No. 4, with homes appreciating by 9.1% in the last two years and vacancy rates staying low at 1.9%. This university town, which plays host to the University of Pennsylvania, certainly has its charm. A city on the rise with a tempting cost of living, Philly is a great place to buy a new home.http://www.forbes.com/2008/07/14/housing-buyers-list-forbeslife-cx_md_0714bestbuy.html

Insurance bill due soon? Bob would be shocked if they weren’t at least a couple hundred dollars less per year. ERIE is consistently much lower than all of the other major insurance companies. They reward good drivers for their past driving history, and give great HOMEOWNERS INSURANCE Quotes!!! Feel free to call Bob, he will also come to you!

Waterfront Square has amazing amazing views! When asking current residents what they love about Waterfront besides the views they say - the location! Believe it or not being a little bit off of the beaten path down by the water is actually a plus to most people who love the city. “When I want to be apart of the city - I can really quickly- but I can also go back to the quiet and peaceful balcony if I want to!” Waterfront Square has a beautiful indoor lap pool and gorgeous waterfront deck. Beautiful condos all have a teriffic view and offer spacious layouts with balconies. The penthouse is no joke with bilevel views on the 29th floor! The place was so safe that I needed to check in at the gate in order to pull into the parking lot, then get buzzed in at the building door, and signed in at the front desk… hows that for safe & locked-down?!

So the Marine Club located at Broad/Washington just got a new Sweat Fitness Center. Moving into the Marine Club is such a great location and has so much to offer. You can design your own unit including all finishes, ect…. all at a very reasonable price. Not only do you have a great location for the subway right to Center City or the ballpark right out your door… you also have a brand new Sweat Fitness Center. Much like the other Sweat gyms we see in Bella Vista, Manayunk, ect….. it also has cool lounge areas and beautiful equipment! Lucky Marine Club owners have unlimited access to this center with their Condo Association Dues…which are very affordable in my opinion! Check out units available and take a tour with me….or get more details… just email ! StephanieUff@gmail.com

Don’t forget about the condo fee!
What are condo fees for?
Condo fees are a monthly payment made by each owner to the condominium corporation to cover the operating cost of the building. The individual fees are based on square footage of each unit.
It is very important to check the listing of the condo you are checking out. Usually located in the section that says “Assn or Condo Fee Includes”:
All or some of the utilities (Water, Sewer, Gas, Electric, and sometimes even cable internet access!!)
Added amenities (fitness center, pool, lounge, ect)
Security Surveillance /Doorman
Building Insurance
Trash removal
Snow removal
Landscaping/Window Cleaning
Parking
Reserve Fund ( for any major improvements and building repairs)
So.. when you think about yourself actually paying ;a person to remove your snow and your trash , someone to guard your door and give you added security, all or some of your utilities, a parking spot, insurance of your home, added amenities such as a pool pass, a gym membership, and someone to keep up with all of the repairs and maintenance – not to mention the roof and exterior….. A CONDO FEE IS WELL WORTH IT !
